Area regeneration

St George Developments Limited acquired the former Northfields Industrial Estate in Alperton, Brent in April 2017 to deliver an exemplary mixed-use development. Soundings was appointed to conduct all community engagement and consultation activities.

The proposals represent an important regeneration project for the local area and borough, which will open up a currently inaccessible closed site, and provide transformational change to the local neighbourhoods, creating links through the site to Stonebridge Park and Alperton stations and beyond. The creation of a series of linked landscape spaces bounded by the Grand Union Canal and River Brent will provide access to these local natural assets for the community.

Following extensive consultation with the local community, a hybrid planning permission was granted in September 2018 with the planning committee’s unanimous consent. In March 2019, St George submitted the reserved matters application for a bespoke muti-storey workspace hub.Consultation has informed and shaped the masterplan. Since April 2017, St George and Soundings have undertaken extensive consultation with the local community. A Community Liaison Group (CLG) was established at the beginning of the project, comprising 18 local residents and 10 local organisation representatives to act as a regular sounding board.

The masterplan design has been significantly informed and evolved throughout the consultation process. Over time, Soundings’ open and transparent approach has established trust and there is a genuine spirit of collaboration between the developer and residents. Through their longstanding involvement with the Community Liaison Group and other engagement events, residents and local representatives are now seen as key members of the development partnership.

Apart from ensuring that local residents are included in the active dialogue throughout the development process, our approach has also promoted the sense of ‘building communities’, supported by events and programmes such as the Summer Festival and Alperton Ambassadors programme.
